Why the price comes first
Buyers in Oakland County are watching every new listing. In the first two weeks a home gets its most attention, and that’s when the price matters most. A home priced right from day one gets more showings and stronger offers. A home that sits often ends up selling for less.
I don’t guess at a number, and I don’t give you a high price just to win the listing. I’ll show you what homes like yours have actually sold for, what’s on the market now and what’s under contract. Then we set the price together.
How we sell your home
- A 20-minute pricing conversation. We walk through your home, your timing and your goals. There’s no cost and no pressure.
- A written price and plan. You get the recent sales, the competing homes, and a 30/60/90-day plan we agree on before your home goes on the market. If the market tells us something, we already know what we’ll do and when.
- Get your home ready for buyers. I’ll give you a short list of what’s worth fixing and what isn’t, and help you get the photos, video and showings right.
- Market it to the right buyers. Your home goes on the MLS, kw.com and the major home search sites. It also goes to my own database, an open house, and the neighbors and past clients who know people looking in your area.
- Weekly updates. Every week you hear from me with showings, feedback and what we’re seeing in the market. You never have to wonder what’s going on.
- Negotiate and close. I take you from the offer through inspection, appraisal and closing, and I tell you what to expect at each step.
